Cheers to the Sellers

Just the facts, in my opinion

Everyone move along, nothing to see here. Literally.... we are at 500ish single-family homes for sale.... a 75% decrease over last year. And showings are up 130% PER listing. So we have far fewer homes to look at and far more buyers wanting to see them. Crazy town.

We are seeing a normalization of listings per month, however, we are so far behind that we will need to see those numbers outpace history for months and months to get us anywhere near balanced. We currently have less than 1 months supply of single-family homes and builders cannot keep up with demand. I've seen supply chain shortages in flooring, appliances and just spoke to a builder today that is having trouble getting wiring. Throw that on top of the spike in lumber costs, and builders may be losing money from the time they sell the house to when the home is finished and closes. Cheers to the sellers who are sitting on top of the world at the moment and good luck to the buyers!
