Well Priced Homes Still Selling Within Hours, Not Days

Just the facts, in my opinion

In market news:
- Single-family home inventory dipped from 583 to 464. Hopefully that is the rebound point and we start to see more listings per normal as we enter Spring
- Days on market stayed pretty steady at 21 days. Though the well priced homes are still selling within hours, not days
- Average sales price for Dec. was 823K, up from 620K in Dec. 2020
- Median sales price for Dec. was 575K, up from 440K in Dec. 2020
- Sales pace is slower than 2020 again this month. Sept. was down 26% from 2020, Oct. was down 19% from 2020 and Nov. was down 7.5% from Nov. 2020 and finally Dec. was down 17.5% from Dec. 2020"
- We finished the year at +.8% overall in single-family sales in 2021 over 2020, but that number fell every month since May when we we topped out at 28% above 2020's pace
